Notes Basis of Cost Estimates
Asphalt and concrete component costs are based on Mason & Mason reserve study done in 2003 for a cluster in Reston.
Wall component costs based on double the cost per square foot of the 1991 wall reconstruction contract.
Dock component costs based on cost of 2002 dock replacement contract.
Bulkhead component costs based on double of the cost of the 1992 contract for bulkhead renovations.
Component Descriptions
Asphalt Restoration: Provide an asphalt overlay to correct surface and structural deficiencies following any required full depth repairs and crack filling.
Asphalt Seal Coat:  Provide a light application of asphalt to seal paving surface.
Asphalt Full Depth Repair: Remove badly deteriorated asphalt to the stone base; replace stone base if required and replace asphalt.  Repair cracks with rubberized asphalt crack sealant.
Concrete Sidewalks:  Replace sections of sidewalk that are badly cracked or have subsided.
Concrete Stairs:  Replace stairs that have been damaged.
Concrete Ramps:  Replace ramps that have been damaged.
Concrete Curbs:  Replace curbs that have cracked or subsided.
Wall Reconstruction:  Remove walls and replace with new walls including footings.
Wall Repair:  Re-mortar joints in brickwork, fill cracks and re-mortar caps.
Dock Repair:  Replace bad boards and repair minor damage.
Dock Replacement:  Remove and replace dock.
Bulkhead Repair:  Replace deteriorated wood and repair damaged sections.
Bulkhead Replacement:  Remove and replace bulkhead sections.
